How We Work
During this first step we identify the type of property you want, and what you're trying to achieve. This could be your a loan for your first home, refinancing for it, a purchase of an investment property, or for renovations etc...
We'll also have a high level discussion about your incomes, employment, debts and expenses. Finally we'll explain our fees (if any), commissions and relevant disclosures.
During this stage we put start to put together your application, gathering everything from your identification, to bank statements, employment evidences etc... that suitable lenders will require to ultimately approve your loan application.
During this stage we'll also get the details of the general type of property your seeking and is possible the specific property.
With all the required financial details and documents our team assess borrowing capacity.
We do this by assessing your financials against a variety of different loan structures and lenders general requirements taking into consideration the loan type you're seeking and the type of property you're wanting to purchase.
Based on our discussions with you we'll identify a range of suitable lenders.
Rather than simply finding the lowest interest rate, our team considers which lenders' policies might best fit your circumstances.
We'll show you what your likely options are, giving you an easy to understand comparison of various loan types.
While home loans can be quite complex we'll show you what the repayments could look like when market conditions change, along with the pros and cons of each different type of loan
We take your finalised application to various suitable lenders and explain your plan.
During this stage the lenders really scrutinise loan applications and our team act as an intermediary, often responding to further inquiries from the lending team such as valuations of the property you wish to buy.
Conditional approval is generally given if you've not found the specific property you wish to purchase. Or if further checks are required like a building inspection report or employment checks etc... are required.
Formal approval generally occurs after you've found the property and the lender has everything it needs to make the final credit decision.
