What is Refinancing

Refinancing means updating your current home loan with a one that better suits your needs. This could mean switching lenders or renegotiating your existing loan. Many Australians refinance to secure a lower interest rate, reduce their repayments, or unlock equity in their property. With rates and lender offers changing regularly, reviewing your loan every 2-4 years can help ensure you’re not overpaying. A broker compares multiple lenders for you and manages the paperwork, making the process simple and stress-free.

When should you refinance?

  • Are paying above market rates

Refinancing FAQs

What is refinancing?

Refinancing involves replacing your existing mortgage with a new loan, often with a new lender. Homeowners refinance to secure lower interest rates, reduce repayments, access property equity, consolidate debts, or change loan features.

Essentially refinancing involves Gracelands applying for a new home loan with a range of lenders on your behalf. We assesses your updated income, expenses, credit history and property value then negotiate with a number of lenders to obtain approval on a better suited loan. This replaces your existing home loan.

Refinancing may help you secure a lower interest rate i.e. reduce monthly repayments by saving on interest, allowing you to pay off the loan faster or go on that much needed holiday with the kids. Alternatively a new loan may allow you to access your property’s equity to reinvest in a renovation or elsewhere. It could also be used to consolidate other existing debts like a car and credit card loans which typically have a much higher interests rate or obtain features, potentially improving your cash flow and financial flexibility.

In Australia, people commonly refinance to:

  • Get a lower interest rate and reduce interest costs.
  • Lower monthly repayments to improve cashflow and ease cost of living pressures.
  • Access home equity to fund renovations like critical repairs or extensions, investments and new vehicles.
  • Consolidate debts such as personal loans and credit cards which typically have higher interest rates.
  • Switch to a better loan with offset accounts or cash redraw facilities.
  • Change loan terms to shorten the repayment period or switch between fixed and variable rates.
  • Improve financial flexibility following changes in income or personal circumstances.
  • Purchase an investment property by accessing equity in the existing home.

Yes, refinancing can still make sense when interest rates are rising. The team at Gracelands will review your current loan in context of your current details and what other lenders are offering. The interest rate is generally the starting point for considering refinancing. However depending on your unique circumstance refinancing may provide you a loan that’s better suited to your needs e.g. for flexibility.

When refinancing your home loan, you should consider more than just the interest rate. The goal is to improve your overall financial position after accounting for costs, loan features and long-term affordability in context of your current financial profile which may have significantly changed since you were approved on your current loan.

In Australia refinancing generally involves two government charges: a fee to remove your existing mortgage from the property title, and a subsequent fee to register the new mortgage. The amount will depend on which state or territory the property is located and will be considered by your mortgage broker in presenting refinance options and ultimately deciding to refinance. For some context in NSW as of 1 July 2026 the fee to discharge registration is $182.73 and the subsequent mortgage registration fee is another $182.73 including GST.

Book an appointment with Us, we’ll collect all your most recent information like employment details, current debts like personal loans and credit cards, property changes etc… collate this then negotiate with a range of lenders.

Refinancing a home loan typically takes 2–6 weeks from application to settlement, although straightforward applications may be completed sooner.

The timeline depends on how quickly we and the lender can assess your application, verify incomes, values your property and coordinates settlement with your existing lender.

You can generally refinance your home loan at any time, provided you meet the new lender’s lending criteria and satisfy the conditions of your existing loan. You usually do not need to wait until a particular anniversary or a minimum period has passed.
